都市顶级云端住区的创新动力从何而来?在形式、立面与材质的“迭代战”之外,goa始终主张将"体验"回归为住宅的"第一性原理",以系统性重构居住体验驱动真正的设计创新。
近日,goa为深圳湾核心地带后海中心区T107-0107地块进行设计提案。设计构想一组150m-250m超高层住宅及公寓塔楼,以拥抱海湾的“X”形平面和融入城市的社区底盘,重新定义超级都会云端居住的体验维度。设计围绕“布局追随风景”的核心理念,诠释未来顶级居住社区的新秩序。
开放、包容、生命力,是深圳的魅力所在。在保持经济高质量发展的同时,这座城市正着力营造舒适、宜人、绿色的城市生活。如何理解并融汇深圳的气质,为这座活力创新之城带来兼具地标意义与人性化体验的居住新范式,是本案的出发点。
结合场地景观资源条件,团队提出一个反同质化的“X”形平面,作为住宅及公寓塔楼的平面原型。与常规的方形塔楼不同,“X”形平面能在有限面积下实现更长的观景面,使得住宅高低区皆有看海、观城的绝佳视野。在“布局追随风景”的新秩序下,住宅户型也得以跳脱出既往框架,进行颠覆式创新——LDK一体式公区被设于面朝风景的端部,获得270°观景的极致体验。另外,勾勒X形平面的“半弧线”展现出面向城市的“环抱之姿”,强化了超高层建筑与城市对话的友好关系。
在半弧形母题的统领下,项目低区以几条生动的曲线向城市伸出触角。弧线形边界退让出尺度各异的开放绿地,长长的天桥则串联起立体步行系统,将项目底盘与城市公园、地铁出入口链接为整体。除局部空间为保障业主入户的私密性而对外封闭外,低区的大部分场所面向城市开放,多标高的绿色庭院为深圳街道带来高质量的休闲空间。
在深圳湾壮观的天际线中,150m-250m的塔楼群落展现出别具一格的艺术性和雕塑感。5幢塔楼沿分户线进行形态解构,构建出一组向上生长的竖向线条,如同湾区天际线中一组纤细优雅、高低起伏的现代雕塑。极致纤细的体量与周遭建筑形成显著差异,为湾区带来一道清新的变奏。
从户型到底盘,从功能到形象,设计方案生发于对深圳地域特质与绿色人居品质的理解,是一次由内而外的创新。立足于宜居性和艺术性,方案为未来超高层住宅的差异化设计提供了范式。
Where does the innovative drive for urban top-tier sky residences come from? Beyond the "battle of iterations" in form, façade, and materials, goa consistently advocates returning "experience" to the "first principle" of residential design – driving genuine innovation through systemic reimagining of living experiences.
Recently, goa presented a design proposal for Plot T107-0107 in Houhai Central District, the core area of Shenzhen Bay. The design envisions a cluster of 150–250-meter super-high-rise residential and apartment towers. Featuring an "X-shaped layout" embracing the bay and an urban-integrated community podium, it redefines the experiential dimensions of super-metropolitan sky living. Centered on the core philosophy of "Layout Follows Views," the design interprets a new order for future elite residential communities.
Openness, inclusivity, and vitality embody Shenzhen’s charm. While maintaining high-quality economic development, the city is committed to fostering comfortable, livable, and green urban living. This project starts from a fundamental question: How to comprehend and integrate Shenzhen’s character, delivering a new residential paradigm with both landmark significance and human-centered experience for this dynamic city of innovation?
Leveraging the site’s landscape resources, the team proposed a non-homogeneous "X-shaped layout" as the planar prototype for the towers. Unlike conventional rectangular towers, this layout maximizes view corridors within a limited footprint, ensuring panoramic sea and city vistas for both lower and upper units. Under the new order of "Layout Follows Views," residential unit planning breaks from tradition through disruptive innovation:
→ LDK-integrated communal areas are positioned at view-oriented ends, achieving a 270° viewing experience.
→ The semi-arc curves defining the X-shape form an "embracing gesture" toward the city, enhancing the friendly dialogue between skyscrapers and the urban fabric.
Guided by the semi-arc motif, the lower podium extends dynamic curves toward the city. Curved setbacks create multi-scaled open green spaces, while elongated sky bridges link vertical pedestrian systems – integrating the podium with urban parks and metro access. Most podium spaces remain publicly accessible, with multi-level green courtyards offering high-quality leisure spaces for Shenzhen’s streetscape (select areas reserved for private resident access).
Within Shenzhen Bay’s majestic skyline, the 150–250-meter tower cluster exhibits distinctive artistry and sculptural quality. Five towers feature morphological deconstruction along unit divisions, creating upward-stretching vertical lines. They resemble a set of slender, rhythmically undulating sculptures within the bay-area skyline. Their exceptional slenderness contrasts sharply with surrounding structures, introducing a fresh variation to the urban ensemble.
From unit layouts to podium design, functionality to aesthetics – every aspect springs from an understanding of Shenzhen’s regional identity and sustainable living standards, representing innovation from within. Rooted in livability and artistry, the proposal establishes a paradigm for differentiated design in future super-high-rise residences.
