New Town, where Marquis Mansion is located, is the most exemplary high-end
residential area in Hangzhou. With a powerful transport network and superb
riverside sceneries, it is planned and built as a world-class town
economically, financially, cultural and ecologically and known as the engine
behind the development of Hangzhou. Based on such high geographical value and
development expectations, Marquis Mansion is intended to usher in a new
lifestyle paradigm upon its design.
Where does the innovation of residential buildings come from? Although many different kinds of products with unique styles have emerged, it’s without doubt that the internal value of a residential building, as the vehicle for the real life, comes from its response to and shaping of our everyday life. From this perspective, an effective community system is even more important than a visual representation.
Marquis Mansion consists of
ten high-rise residential buildings of 17 to 18 storeys. Its concise and neat
architectural language and efficient community planning set a new paradigm for
urban life. Its design concept centers on a community covering all age groups. The
fact that the traditional Chinese culture highlights the domestic bliss of an
extended family, or the harmonious interactions among different generations
living under the same roof, is in tune with the design spanning all age
brackets. Different generations have different physical and psychological
needs, thus requiring different designs:
For the elderly–The design should highlight participation in the family environment, connection with activity spaces for children, and no obvious barriers.
For younger children–The design should be free from the constraints of the stereotyped aesthetic preference for over-childish design options.
For youngsters and mid-aged people – The design should feature meticulous attention and a peaceful, neat and consistent style, and minimize fancy ornaments
In addition, the community should provide as many spaces as possible to facilitate interactions among generations. Marquis Mansion’s central lawn of nearly 1,500 square meters and overhead structure on the 1st floor are combined to form a continuous community garden connected to the central green space, thus becoming the center for people to meet friends, showcase cooking skills and enjoy tea and reading, and for children to share toys. The flowing bottom space blurs the boundaries of different functional areas, too. A reasonable layout of a 4:30 school, running/jogging tracks for all age groups, a constant temperature swimming pool, and a health club enables all residents to have diverse experiences and interesting interactions.
There are now a comprehensive set of criteria for evaluating the quality of modern urban dwellings, and the psychological state of the occupants is an important factor. For any residential development in the densely-populated Qianjiang New Town with a staggering plot ratio, this is in urgent need of attention yet too often overlooked.
To set a calm and soothing
tone, the designers of Marquis Mansion shift the attention of its residents to
a natural lifestyle by rooting out redundancies to minimize the tensions of
flamboyant decorations on people’s aesthetic experience. The façade is made of
stone, metal and glass. Through a rigorous selection of materials and a careful
design of the structure to enable interaction with people, it maintains an
appealingly integral look despite a minimalistic expression. Furthermore,
inside a dwelling, a good view has the most direct impact on the dwellers. To
that end, the architects focus on spacious balconies as the core, and invite
flexible changes by creating double balconies and a corner balcony. In this
way, each unit boasts an extensive view with three wide rooms enjoying
sufficient sunlight and a massive balcony space of nearly 30m2,
which is exactly what urban dwellers in a densely-populated city want for their
What’s more, an orderly layout of the path leading back home can also have a positive influence on the occupants. The landscape axis extending from the south to the north, the overhead garden, doorways, underground parking lots, and underground entrance hallways helps to create a continuous and thoughtful route back home.
Just as we see, the simplicity of Marquis Mansion is embedded in a sophisticated and integrated system of service amenities, which means at least two challenges for designers - how to ensure consistency in a large space and retain a real-life touch over a long period of time. In designing and building Marquis Mansion, the architects put themselves in the shoes of the users to ensure accurate location of everyday amenities and facilities. In this way, simplicity becomes “real”. Both users and observers of Marquis Mansion can feel its inherent tranquility and spot the harmonious and touching moments of life after even a brief stay to experience real life inside it.

comprehensive understanding of life and precise control of design details,
thoughtful service amenities, such as RGF air processing systems, balcony laundry
equipment, air conditioners and water treatment facilities, are able to
