翡翠城隶属于杭州城西郊区的余杭——闲林板块。该板块是杭州近郊住宅开发量最大的区域之一,大量的楼盘几乎同时推向市场。于此压力之下,大多数项目定位在中等售价水平,

这样的选择也导致该区域住宅产品同质化现象严重。翡翠城项目正是在这样的竞争大背景 之下展开的。

整个翡翠城项目由4个各自独立又相互毗邻的地块组成,总开发量达到近120万m2,也是余杭——闲林板块中最大的开发项目之一。其东南地块是翡翠城项目的一期工程,由多层和高层住宅组成。启动之初,项目定位在中等价位水平,但希望与同在城西地块的“桂花城”项目形成明显差异化。在可选材料和技术手段没有较大提升可能性的前提下,我们尝试通过改变外立面材料搭配比重的途径来实现这种“差异化”目标。因此,翡翠城一期的多层部分主要采用仿清水砖作为外饰,高层部分则采用涂料作为外饰。依照这样的材料条件,选择了不同立面手法来表现。特别是多层部分,更倾向于发掘清水面砖元素与20世纪二三十年代西式建筑风格进入中国和50年代苏式建筑进入中国时逐渐形成的建筑类型之间的联系。这样,在同一区块内会出现风格差异很大的建筑单体,就无法像桂花城那样依靠单体建筑手法的一致性来营造住区的整体感。我们把会所和两幢高层住宅作为一个整体,在设计手法、外饰强度及色彩选择等方面都区别于其他单体,使之成为住区内的“主楼”,通过核心建筑物的控制力来达成住区的整体感。


Hope Town is located in Xianlin, Yuhang. Xianlin area is one of the most-developed residential areas in suburban Hangzhou. A lot of new communities are completed and delivered to the market at almost the same time. Under such pressure, most projects are positioned at medium price level. Such a choice caused those residential communities to suffer from a homogeneity problem. It was under such a competitive background when the Hope Town project was initiated.

Hope Town project is composed of four blocks of land. They are both independent and inter-connected. With a total GFA of 1,200,000 M2, it is also one of the biggest real estate development projects in Xianlin, Yuhang. The project's first phase is on the south east block. It includes both low-rise and high-rise residential buildings. When the project started, it was positioned at a medium price level. But at the same time, it was supposed to draw a difference from the Osmanthus City project, which is also located at West Hangzhou. While there is not much room to upgrade materials and techniques, we try to make the difference by changing the combined proportion of elevation materials. Therefore, during the Hope Town first phase, simple bricks are used for the elevation of low-rise buildings and coatings are chosen for the elevation of high-rise buildings. Based on these materials, we choose different ways to design the building elevation. Especially for low-rise buildings, we tend to seek the relationship between the simple brick style, the style of the 1920s-1930s when western architectural style came into China, and the style of the 1950s when Soviet style architectures came into China. We take the club house and two high-rise buildings as a whole. With different design approaches, exterior decoration strength and color scheme, they become the mainframe of the community. The wholeness of the community is achieved through the control power of core architectures.
