宁波皇冠花园位于宁波东部高新区的核心区块内,用地约为998 公顷。分为三期建设,其中一期和二期为住宅,三期为公建。

皇冠花园二期属于绿城住宅产品中二代高层的早期作品。业主对该项目的设计有两点主要的要求,一是根据宁波地方的市场特点,注重户型的实用性;第二,希望结合一期建筑以及相邻的酒店建筑,打造一条气氛宜人的商业街。

出于容积率和用地的限制,基地只可容纳南北两排建筑,这使得规划变得看似简单。但是基地呈长方形,中心花园的东西轴线过长,而入口位置依据控规要求只能位于东西两边。于是,我们在西侧的主入口处增设了一进入口小庭园以缩短中心花园的纵深感。同时,将小区的入口大堂设于庭园中,并以连廊与8 栋住宅的架空层相连,在创造出多层次的空间的同时,也提升了小区的服务品质。 

二期的住宅建筑均为22 层以上,为了协调干挂石材擅长细节表现与高层建筑关注形体比例的不同特质,上部立面设计在注重细部的前提下做到尽量平整,以凸显高层建筑的现代感和体量感,同时简洁有力的形体也便于住宅户型布置,提高了平面使用效率。接近公建的大开窗比例,既使外观更加整齐,也使内部空间明亮通透。商业裙房部分则强调精致的装饰细节,充分发挥干挂石材表现细腻的优势,建筑的细部构件接近人体的尺度,并与景观设计紧密结合,营造出优雅生动的商业购物环境。


Located in the core area of high-tech zone on the east of Ningbo, the Ningbo Crown Garden covers an area of about 998 hectares. It is divided into three phases, with residential land use for Phase I and II, public land use for Phase III.

The Crown Garden in Phase II is the early work of the second generation of the high-rise buildings of Greentown residential products. The client has two main requirements. Firstly, the unit layout has to be practical to meet the market needs of Ningbo. Secondly, it should have the potential to build a pleasant commercial street together with the buildings in Phase I and the nearby hotel.

The site is in rectangular shape stretching out on the east-west direction. Due to FSR requirement and land limitation, only two rows of buildings could be arranged on the north-south direction. This makes the planning seemingly simple. However, according to the city zoning, the entrances of this community have to be located at the east and the west ends, which are the two endpoints of the extremely stretched east-west axis running through the center garden. In order to reduce the depth of the central garden, at the west main entrance we designed an entrance courtyard where the entrance lobby is located and leading to the open ground floor of the eight residential buildings by verandas to create multi-layered space and improve the service quality of the community.

In Phase II, all the residential buildings are over 22 storeys high. To coordinate the detail of stone cladding and the massing of the high-rise buildings, the upper part of the façade is designed in clean and simple style in addition to focusing on details to show their massing and modern style of high-rise buildings. Meanwhile, the simple and vigorous massing makes unit layout easier and more efficient. Large window areas which are mostly used on public buildings provide not only a modern look but also brighter and transparent interior space. The commercial podium has more delicate details which fully manifest the advantage of stone cladding and are much close to human scale. Together with the integrated landscape design, the architecture provides an elegant and active commercial shopping environment.
