2008年起,杭州城北工业集群的代表“杭州锅炉厂”外迁至彼时尚为郊区的丁桥一带。随着城市的迅速发展,丁桥的农田及厂区逐渐被成规模的居住区取代。自2015年起,杭锅丁桥厂房及其周边约215,000㎡的地块分三期启动新的发展计划,旨在建设产业办公与生活休闲于一体的新时代产业社区,以实现空间及产业双重意义上的转型。
面对这片存量工业用地,建筑师提出两点策略:一是在旧厂房中置入商业及基础配套,激发土地价值以服务周边区域;二是在产业园区中置入食堂、书店、音乐厅等丰富业态,通过花园密布的公共空间串联起具有活力的综合型社区。
一期地块的办公园区中,建筑与花园相互交错。人车分流的地面上,15m见宽的街道、4m的园区主路及2m的花园小径交织出丰富的步行层次。建筑二层以下以连廊和雨棚组成连续灰空间,满足人们停驻的需求。
二期地块的厂房更新方案保留了既有的钢结构及柱跨作为记忆的延续,同时置入约20,000㎡的山姆会员店、30,000㎡的集中式商业及27,000㎡的停车楼。原有的彩钢板屋面被更新为红褐色金属屋面,以12m为模数的锯齿状天窗体系为下方大空间引入自然光;立面上的折板造型形成虚实韵律,一改既有厂房沿街面单调、冗长的面貌。
三期地块原为杭锅原包装车间和露天堆场,改造后成为高新技术企业集生产、研发于一体的厂区,厂房立面运用玻璃、铝板、水平格栅等综合材料,颠覆了工业建筑冰冷而缺乏生气的固有形象。
In 2008, Hangzhou Boiler Factory, a prominent industrial cluster in the city's northern region, relocated from its original site to Dingqiao, which was then a suburb. As a result of rapid urbanization, the once-farmlands and industrial zones in Dingqiao gradually gave way to residential areas. Since 2015, the Hangzhou Boiler Factory in Dingqiao and the surrounding 215,000㎡ area have embarked on three phases of new development plans. The objective is to establish a modern industrial community that integrates industrial offices, residential areas, and recreational facilities, achieving a spatial and industrial evolution.
The design incorporates two strategies to optimize land utilization: firstly, by integrating commercial formats and essential supporting facilities within the existing factory buildings, maximizing land value and benefiting the surrounding area; and secondly, by diversifying functions, such as cafeteria, bookstore and cultural programs, and connecting public spaces with enchanting gardens, thus enhancing the vitality and inclusiveness of the community.
The Phase 1 office park features an intertwining of building clusters and gardens. The ground circulation system separates vehicles and pedestrians. It offers diverse mobility experiences with 15m-wide urban roads, 4m-wide internal roads, and 2m-wide landscape footpaths. Additionally, the park incorporates covered corridors and canopies to provide shaded areas where people can pause and relax.
The Phase 2 factory renovation preserves an industrial reminiscence by retaining the existing steel structure and column-span. A new functional layout features a 20,000㎡ Sam's Club, a 30,000㎡ shopping center, and a 27,000㎡ parking garage. The original steel covering is transformed into a striking reddish-brown metal roof with a zigzag skylight system that utilizes a 12m module. The folding effect on the façade generates a rhythmic interplay of empty and full spaces, breaking up the monotony of the street interface.
Formerly a packaging plant and outdoor storage, the Phase 3 site is now an advanced campus for high-tech enterprises' production, research, and development. The design of the building facade combines elements such as glass, aluminum panels, and horizontal grilles, breaking away from the conventional perception of cold and uninviting industrial structures.
