The site is located at the intersection of South Zhongshan Road and Wansongling Road in Shangcheng District of Hangzhou, and in the general protected zone of the Imperial Palace Relic of the Southern Song Dynasty. As an important paradigm for urban renewal of Hangzhou, Shining City Li Xing Plaza renovated on the former site of Hangzhou Tobacco Factory is envisioned to be a modern tourism & commerce complex.

Hangzhou Tobacco Factory, as a non-renewable and unique urban industry relic built in 1995, has been fully valued in the renovation process. Following the principle of not increasing structural load, the structural design strives to reduce substantial demolishing and modification of original buildings, and to maximally retain original structural beams and columns through multiple approaches, so as to meet seismic and bearing force design requirements after renovation.

The architectural design increases effective service space through steel interlayers, and removes part of columns to create large-span space and improve spatial flexibility; meanwhile, more than 30 different types of emergency staircases and automatic escalators are added to connect business flow lines. The integrated atrium space presents a strong commercial atmosphere. The interior design absorbs all kinds of cultural trend elements, and lends charm to the space through ingeniously combination of metal and natural timber texture and exposure of beam and column structures. The renovation of architectural façades is realized through repair, demolishing, reconstruction, decoration, and etc. The combined use of aluminum sheets, glass curtain walls and fair-faced concrete also embodies the fashion and character of contemporary commercial buildings.
