本项目基地为虹口区17 街坊地块,为上海市第二批历史风貌保护街坊,地铁10号线于地下穿基地而过。设计在改善居住环境的同时力求实现历史建筑及其环境的延续,基于传统石库门建筑体系诠释适应当代生活方式的里弄式社区。

地块现存多个行列式里弄,三条主弄与若干支弄构成基本骨架,其沿线留存着不同历史时期、不同类型的石库门建筑。设计在研读地块肌理特征的基础之上,秉持以下三个策略,以延续城市风貌:1) 沿用三条南北向主弄、多条东西向支弄的总体布局;2) 维持以行列式里弄为主的肌理类型;3)保留“一街坊、多组团”的风貌特征。三个策略奠定了弘安里的地块划分,新建住宅建筑组团得以充分传承历史的肌理。

在修缮和建造的过程中,场地上的既有建筑被细化甄别和全面评估:对于具有较高价值的和乐里南两弄予以尽可能的原址保留;对于和乐里北六弄、宝兴里山墙面以及东立面弄口过街门头,予以屋面搭建的拆除及山墙面清水砖墙的修复,其中后期改建严重的线脚按保存较好的东立面恢复;对于其他的一般历史建筑,基于对建筑现状的勘测以及历史档案的考证,将其原有建筑风格及细节做法应用于新建建筑之中。

为减小地铁对上部建筑的影响,在地铁振动环境实测及结构减振分析结果的佐证之下,项目以钢弹簧整体隔振系统完成整体隔振;在部分停车位及行车道区域,设置钢弹簧浮置楼板实现结构底板减振。


Hong’anli is an urban renewal practice located in the 17th neighborhood plot of Hongkou District, an area designated for historical and cultural preservation in Shanghai. The site is intersected by the underground Metro Line 10. The design prioritizes retaining historical authenticity while adapting to contemporary lifestyles, resulting in a vibrant lane-style community that embraces the aesthetic of traditional Shikumen residences.

The site features a collection of lane-style houses representing various types of Shikumen architecture from different historical periods. Three primary and multiple secondary lanes define the overall spatial configuration. Following the existing layout, the design adheres to three guiding principles to ensure the preservation of the vernacular character: 1) maintaining the overall configuration of the three primary north-south lanes and multiple smaller east-west lanes; 2) retaining the existing fabric predominantly composed of lane-style residences; 3) upholding the characteristic of "multi-clusters within one integral neighborhood.” These strategies serve as the foundation for the subdivision of land in Hong’anli, allowing new constructions to blend in seamlessly with the historical context.

Before restoration and construction, the existing structures were evaluated and assessed thoroughly. The historically significant Heleli South Two Alleys were preserved in place. Regarding the western street-front gable walls of Heleli North Six Alleys and Baoxingli, and the eastern archway of Heleli North Six Alleys, the roofs were rebuilt, and the remaining plain brick walls were repaired. The degraded moldings on the east facade were restored according to the well-preserved sections. Extensive on-site surveys and research were conducted for other historical structures to ensure that new structures aligned with the original architectural style and maintained the intricate details.

According to on-site environmental vibration testing and structural vibration reduction analysis, a comprehensive steel spring vibration isolator system was installed in all functional rooms to minimize the impact of the underground metro rumble on the upper structures. Steel spring floating floors were also installed in specific parking areas and driveways to dampen structural base vibrations effectively.
