项目位于宁波东部新城中心区,总占地面积约7.22公顷,用地为商业性质，拟建成一座集合居住、办公、休闲、娱乐、购物于一体的高端生活联合体。
由于较高的容积率，项目总体上采取高层配合多层裙楼的组合，在高度控制上营造丰富的城市轮廓线。北面的商业裙楼整体中蕴含丰富变化。完整大气的商业建筑体量提高商业档次，立面的进退的变化则创造出生动的商业表情。南面的服务式公寓建筑底层架空，并通过连廊相连，使得彼此建筑内外空间渗透，提升了建筑空间品质。
高层和商业裙楼的布置围合出安静优美的内部庭院。庭院内围绕景观水池以及中心花园，在建筑周边留出了一定的绿化场地。建筑的布置从西面和东面打开，使基地西侧和东侧水系的景观渗透到设计中。
This commercial project is located in the core area of the Eastern New City, covering nearly 7.7 hectares. It is a high-end urban complex with residential and office spaces as well as recreational facilities, and shopping area.
Due to the requirement of high FSR, we came to a solution of combing high-rise buildings with multi-layered podium buildings to create a rich skyline. The commercial podium building on the north keeps its integrity but not flat at all. With the tower, they stand for high quality commercial buildings and generate an active commercial atmosphere. The serviced apartment buildings on the south have raised ground floor and connect each other via corridors to create infiltration between the inner and outer spaces.
A quiet and elegant courtyard, with a landscaping pool and a garden, is surrounded high-rise buildings and commercial podium. The openings on the east and west sides of the buildings bring the landscaping water system to the site.
