Designed by GOA, Haichao TOD is located at the intersection of Hangzhou’s historic city center and Qianjiang New Town, adjacent to Hangzhou Railway Station and about two kilometers from West Lake. With a total gross floor area of approximately 310,000 square meters, the mixed-use development integrates residential, office, retail, cultural, and leisure uses. It is a rare urban precinct in Hangzhou's historic center that integrates three metro lines, Hangzhou Railway Station, and a bus terminal. The design reconfigures the relationship between mobility, program, and public space at the urban scale, reconnecting previously fragmented urban nodes. An elevated deck connects the development directly to Hangzhou Railway Station, while a landscaped green valley links it to the nearby Hangzhou K11 complex. Circulation networks at underground, ground, and elevated levels are integrated into a continuous three-dimensional pedestrian system. This restructuring of the urban framework enables vibrant street life, layered gardens, and interconnected public spaces to unfold across multiple levels, creating an open and dynamic urban living room.

China Overseas Infinite Horizons forms the residential component of Haichao TOD and marks the first phase of the larger development. Within the compact, high-density TOD framework, a distinctive low-density residential enclave offers a tranquil garden retreat from the surrounding urban intensity. Three residential plots, previously separated by city streets, are reconnected through elevated walkways and underground passages, with direct access to Moyetang Station. Within the community, a layered public realm is organized across three principal levels: sunken courtyards, ground-level spaces, and an elevated podium deck. Dense planting creates a natural screen, while streams and cascading waterfalls animate the landscape. Elevated walkways, terraces, and garden paths weave between different levels, using changes in elevation and carefully choreographed circulation to create an unfolding sequence of spatial experiences within a compact site.

The facade design draws inspiration from the poetic imagery of Baoshi Liuxia, or "Rosy Clouds over Precious Stone Hill." A bespoke octagonal motif informs the architectural profiles and detailing of both the low-rise residences and residential towers. Warm reddish tones are interwoven with luminous golden finishes, while refined materials and precisely crafted details lend the architecture a sense of understated luxury and hotel-like refinement. Through a composed, grounded, and restrained architectural expression, the development responds to the site's historical context, carrying the city's collective memory into a contemporary architectural language.
